Appreciation vs cash flow is the core of the debate here, but it seems that when the housing market crashed in ~2008 there are some good lessons.

This subject is a never ending debate.

I'm going to hold rental properties in my own name and manage myself, however I'm unsure about whether to manage the properties under my own name as well.I"m not interested in the LLC vs sole proprietor debate please.

Of course I will not debate with people who say there's no cash-flow in the Bay Area and appreciation is speculation.

I am trying to figure a solution out - I understand because of my previous risks I am considered a high risk candidate (I am not debating that) but I am trying to structure my business going forward to avoid being dinged for claims on my rental.  

I'm impressed.....Some how even this thread turned into a Cash flow vs appreciation debate...   

Note this is only for the city but other San Diego coastal cities are having their own debates on STRs.
