For someone staying out, what are your thoughts on paid coaching?

It seems often that people will dwell on books, articles, podcasts and other sources and really just need a bit of personal motivation by peers to get out there and take that risk to start gaining those Street Smarts.

I was also thinking something along those lines, but I am glad to know that you also think that $50k in earnest money deposit is excessive.

I’m looking for a structure that would at least allow me to break even, or create capital through something like the BRRRR method to use for future deals.

For instance, you cannot deduct labor on an unfinished flip until it is sold.
