I may seem a little in the dark to be a landlord because I should not be one limke the countless millionaires on this website,  but I  need some way to make money to live.

Also, check your network to see if a friend of a friend can introduce to a RE investor that perhaps you can shadow under.

I talked to the owner who decided he would like to rent it personally and we were moving through the final stages of the process and now he has gone dark on me.  

If you can find evidence, or have an idea of where the mouse has been and the paths it tends to travel, disturb all around those areas daily (especially after dark), by vacuuming, mopping, scrubbing, moving items, etc.

I could see a few spots in a center going dark from weak tenants but could be upside in the long term if tenants are paying way below market rents. 

If you invest in a 'D' class neighborhood (not safe to get out of car in the dark) 10 or higher and buyer beware cap rates.Swanny

I think I might just stain the vanity a really dark brown. 

Looks like they disposed of whatever the chemical was in the trash bin,  and put the bin on the concrete driveway where it leaked further creating another dark stain that the power washer also couldn't get out.

White or dark chocolate, as appropriate.
