The legalization of cannabis in various states has created a niche in the real estate industry where the value of properly zoned lands and properties have been increasing at an astounding rate.

This will create more demand for new construction.

My strategy is to fill vacant lots with POH then you aren’t paying for that additional cap rate but rather creating it. 

Specifically in creating a proforma to determine which of the available size and construction options makes to most sense from a risk/return perspective.

Very good at calculate spreads, creating presentations, pro formas, soliciting lenders, developing relationships,..What I don't bring: MUCH TIME. 

It's created problems for me getting financing since I didn't have two years of 1099 income. 

With a double close, you are creating a brand new sales contract with your end buyer and you set the Inspection Period terms (as you negotiate the agreement with the end buyer). 

Goal is to create enough income for financial freedom.

I love the idea that @Eric Sullivan employs both the long term tenant and short term tenant strategy to create cash flow!
