I'm not sure how fast you want to scale, but I see that as a feasible alternative if you don't want to go through the process of either BRRRing or the fix and flip. 

In which case the LLC won’t help because you own the LLC.

Are you offering any special programs, incentives, or advice to help them close out the year successfully? 

The numbers need to work to do the deal for sure.

Honestly seems like a little overkill on this decision - unless its strictly a rate-term refinance because rates have dropped, it usually just should come down to a side by side comparison of status quo vs. refinanced (+ how any cash-out capital is deployed)

One has two single-family row homes a bit "over the line" in the Temple area.

They are summed up separately and then at the bottom I can add everything up to see what all properties are combined bringing in. 

What I do have is relentless energy, focus, and the drive to succeed in real estate.I’m diving headfirst into multi-family and commercial real estate because I know this is where true wealth is built.

I can see sharp investors talking to these folks and just basically talking the seller into cancelling and coming with them as they will pay more..
