I bought my first rental duplex and one very important feature was that it came with a 2nd lot i could build on in the future or sell if i needed more cash during the renovations. 

Our job as lenders is to provide education for clients for THEIR SPECIFIC scenario, not to educate the population as a guru on why they should get into real estate investing.

Their lease term ended, they converted to a monthly rental, so they are only required to provide you with a 30-day notice.In the future, consider keeping tenants on a term lease.

Hard to tell from here, but your prices seem very high, although I do understand that "emergency" service during the high heat season will cost dearly...As LL, appliances, including HVAC that you have provided in working order, you need to repair or replace as needed unless local law AND your Rental Agreement state otherwise, obvious misuse/abuse excepted.
