Hello,My first post, but I have greatly appreciated all the knowledge I have gained from bigger pockets, forums, podcast, etc in the six months since stumbling upon it.

My objective with this landlord policy is to protect my investment, whether there is a partial loss or total loss.

Rather than our own home, we do not carry mortgage on any of the rentals.We're thinking to maximize the leverage to buy more rental properties without using more cash reserve, and want to ask BP members' advice on building a bigger investment portfolio by borrowing, or should we just wait for the current inventories to appreciate instead?

There are tons of videos and posts about this on Bigger Pockets.

There is no sense getting great returns if you are going to take a loss on the property if you sell in the next 5 years. 

So I'm looking for ways to take advantage of my current position and move towards growing the portfolio into one that produces some income for myself and family, AND allows me to move towards bigger & bigger properties.Thanks in advance for any insight!

I found the Bigger Pockets Money podcast, then Bigger Pockets podcast itself and now I am here in the forums, researching and planning to invest within the next calendar year *fingers crossed*.  

I would suggest to find a local meet up in your area to find locals who are actively doing what you'd like to do, listen to the Bigger Pockets' podcasts if you are not already and to figure out what your preferences are (location, size/type of property, price range, desired ROI or cashflow, etc) so that you can start analyzing deals.
