Looking to do a quick job and change floors in a multi, thought about pulling up old linoleum in bathroom and kitchen and wanted to put tiles down but looking for something relatively easy and cost effective.  

Our advice was to add another shower in the master bathroom to push up the property value a little bit more than the ARV.

One of the bathrooms could use an overhaul too.

I've been trying to figure out what type I can use for the bathroom and kitchen that will last.

Worst case, it's only a few days.Now, I get that it may be more regular maintenance (changing sheets, cleaning bathrooms, etc.) than a traditional rental.

I am also making it open concept and increasing the bathroom in both the master and common area. 

Interiors are dated as well, looks like last update to kitchen and bathrooms was late 70's.

@Liz LawsonIn kitchens and bathroom, we always do impervious porcelain tile in rentals and flips, most definitely not natural stone, nor hardwood.
