I suggest borrowing money from “Dad” and use a “Gift letter” - work out payback terms with Dad later. 2) If you’re thinking about doing a cash out refinance to pay-off your lender of the down payment you’re banking on the property appraising high enough to allow you to pull more out.

I can find most of the owner's information using my cities accessor website, but I want to see what some of you are doing and how your process works to efficiently send letters or contact some of these owners off-market.

Or you can hire an engineer and have them write letters explaining quality of work, materials used etc to verify that the work was done correctly.
