EMD isn't required in my state, we do not, and have not EVER put a gun to a sellers head and told them "you have to sign this contract, and you have to take less than $1,000 in EMD" I don't know about Florida but in my state you have to be 18 or older to own or sell a home, so we're dealing with adults here, that can read too!
