I don’t see the sense in paying off my own house at presumably low interest rates, and exchanging that for a higher rate, variable interest line…unless I have a really good plan for not losing my house.  

Customers in the shoulder season appear to be much much more price sensitive and highly prefer payment plans.

I plan to use most of my own money, just wanted some extra capital incase I needed it to make the numbers work.

I will be moving to another state this summer, and plan to rent out my house as a MTR.

Purchased with plan to live in permanently, put it as a STVR while traveling in our RV during the pandemic, and it did so well as a STVR that we decided to keep it as a rental and buy another cabin in Yosemite as our primary residence.
