I completely agree with Account Closed  "We won't be able to renew your lease after xx/31/xx." with a reminder that they are still responsible for last month's rent and if they leave the apartment clean and damage free they will receive their full security deposit back after move-out.No reason to go into details.  

Try and buy from who would inherit property.You should consult an attorney if your goal is to end up with a clean title.I personally would get the rightful family member to Quit Claim it over to me and rent it forever.

we pay them 20% of the after tax income excluding cleaning fees.  

I have a 4 plex that has needed the main first floor drain professionally augered/cleaned out twice in the last 12 months. 

Property was owned by a hoarder (shockingly enough the property doesn't smell bad and is in good condition...just needs a deep clean). 

She does most of the painting, cleaning, lock installation, mini blind maintenance and replacement, caulking, cabinet hardware change outs, electrical wire pulling, fence post hole digging, etc.

The finishes weren't as nice or stylish, but it was a clean house and for only $10k more it had an attached one car garage.

Basically itemize income (rent), expenses (repairs, utilities, cleaning, etc), and show that deposits are set to the side, just these most basic of basic features.I don't use turbo tax so I'm not concerned about that feature.

We did agree to clean the sewer line, but held strong on minor maintenance issues with the home. 

I don't care to decorate them, furnish them, clean them, or maintain them.
