It only has 60 miles on it & I bought it sales tax free & 179'd it...Now it just needs a heated seat 

I've been trying everything to try to solve this heating issue.

In cold climates, it does not become a heat sink in winters.

You need to itemize bath, kitchen, heating, a/c.. put a sf on each....   

of course, to have separate heat, you need to have a boiler for each apartment.

(No flood insurance required)How about heat cost in the winter? 

Also, keep in mind the markets are heated up, so it may take longer to find a decent property.

There are a couple of older (>100 years old) homes in the community where I am looking for investment property that have radiator/hot water heat and no ventilation/duct system in the home — and I’m told it would be very expensive (and not worth it) to add the duct work.

My criteria would also include the markets I want (I buy properties near my other properties) age of property if that matters, maybe things like the type of heating-cooling etc. 

AirnBn in the mountains will use your heat full blast with a window open for fresh mountain air.
