If you plan on doing any rehab, have a contractor/contractors do a walk through to get their opinion on the condition. 3.

Unless you plan on doing all the work yourself, you should factor in termite inspection/prevention, possible tree removal/trimming, clearing gutters to prevent leaks, sending contractors to fix things that break, painting unit after each tenant, changing locks after each tenant, cleaning, appliance maintenance etc. 

You have to be the owner-occupant or a contractor to pull permits almost anywhere.

I already own two single fams in Indy and one in KC so I already have out of town real estate teams and contractors in place.

@Michael Breedlove don't quote me but I do beleive you would need to use a licensed contractor when taking advantage of a 203k loan.

We have used two different ones and both have horrendous customer service, less than qualified contractors and inflated costs. 

Finding the right contractors to renovate at a reasonable price and time frame is another very important factor, as well.

Are there any 203k contractors and inspectors that any of you recommend.
