It will likely look very good in 10 years, but if you stay with it and have more experience and contacts you will be able to make better purchases.

this is the risk of having Multiple parties in title.. sure would have been better for the Dad to simply sell it to you and take back a recorded DT or Mort   with you and your partner on the Deed. 

Better have a solid deal in this environment to go that route otherwise the risks out weigh the rewards.

I told them that it was a better idea that, instead of buying a home first, we can buy an investment property and keep renting after we build some equity, sell it and put the down payment for 2 houses or a duplex and live in one and rent the other one (for me, i could keep renting until we buy a lot of investment properties and then move to one of them), but my family wants to buy a home firts and then the investment property.Can someone give me a light of what is better or the pros and cons.Thank you so much.

I'm looking to find deals that would cash flow better than my current investments and from what I've seen so far Orlando is a good option. 

I like the fact that REsimpli has a website feature but plan going with Carrot for that and that might be another post to see which seems better and for what reasons.

That along with taxes and insurance...even more than higher rates...are making the DSCR a bit harder to get to cash flow at a 1.00X or better.
