Those are often the better deals.Do be aware you will likely have to wait at least six months and maybe a year to do the refi. 

As long as your seller is aware that your contract has a clause stating that you can assign the contract then you should be ok.

It's better to be nervous and make a phone call than to end up dead.Be aware of your surroundings.
