But also it seems to me that you are trying to combine 2 strategies but those two to work in your case you would need to extremely add value to your property or wait to pay off a large amount to make it worth the cost of the closing costs to refi.

(I don’t recommend Quicken at all, the loan officer I dealt with with was extremely pushy and dishonest and refused to listen to what exactly I wanted and just tried to sell me the only product they offered so he wouldn’t lose his commission).

Larger roof, more expensive fixtures, higher labour costs in more expensive markets.Keep in mind that everything about costs and income are extremely rough guestimates at the very best based primarily on industry data gathered over decades involving millions of investment properties.
