I’ve heard a lot of buzz about live in flips and I’m wondering your opinion on them.

Having just walked away from a job that provided my family with an above average salary, I wondered if I was making the right choice.

I'm wondering if you all could give me some pro's and cons:I'm wondering if it's a good idea to asking for a rent increase as part of my purchase contract with a tenant who is month to month and the seller has a management company taking care of property.My thinking is, if I were the seller and they asked this of me instead of asking for a lower purchase price I wouldn't mind.

I was wondering if I could get some help me see if this is a good deal for a buy and hold.

B" Tenant = Decent Credit, Pays on time most of the time, doesn't completely destroy the house"C" Tenant = Bumpy Credit, When rent is due you're biting your nails wondering if the payment is coming, you have to occasionally keep them in line and they require more interaction"D" Tenant = No thanks......

While I am new and probably not the best person to offer proper real estate investing advice at this point, I can tell you that one of the common themes I hear from talking to many successful investors echoes what @Jay Helms said above.
