Well Larry, You are in over your head on this LLC thing.

They seem to be a relatively new company and I'm being prodded towards them by my TK provider. 

They all have mortgages in my name as well.   

But if you have the land already... well, might be worth it.

Looking to learn a ton more and connect with anyone who wants a small but mighty portfolio and/or provide affordable housing. 

I see these popping up all over my town and it looks to be saturated, although I do live in a very dense area as well.  

You can advertise it on local Facebook groups and short-term rental Facebook groups as well.

If the tenant requests it and can provide an explanation as to why it happened so frequently and why they expect it to stop, we will reactivate it after that, though.

He did write a contract on a property i owned and when i went to try to find him at work .. work said he no longer worked there and well I knew them I had been duped.. no money just wasting my time and expecting me to buy his lunchs etc.  

So I would educate them on the fact that they were given a gift for many years, and now that you have finally chosen to raise rents to market (so that you can make the profit that you deserve) they will have to wait for a year so that you can put aside some of your new (and well deserved) rent increase to pay for their nrew floor.
