I would like to be a full time real estate investor weather that be wholesaling, fix and flips , then eventually being a landlord.

It would also depend on the location of the property and how weather might ruin a roof faster or not.Personally, I would pay a little extra if I knew I didn't have to spend $20K and the disruption in 5 years on a property with a 10 year old roof. 

Or they change sectors to something more recession resistant like student housing, self storage, or distribution facilities. 

These are heat pump units that create amazing heat in sub zero weather conditions.My reasoning for going with a ductless system was partially due to the existing ductwork in the lower level units was completely rusted out and every hvac system was original from 1972!

He didn't prepare it adequately for weather and over the course of the weekend it rained hard and flooded half the house to about a 2" depth of water.

What are the environment risks - flood, tornado, hurricane, earthquake, weather impact on the physical asset?  

I own a 3 unit and it's about a 15 minute (20 minutes in bad weather) drive which isn't too bad but I am wondering on the timing of when I should go to shovel and salt.I don't mind going once in the morning and once in the evening, but I'm trying to avoid going more than I have to.Should I keep an eye on the forecast for that location and try and go when the snow lets up to make the most of my trip?

The weather was getting warmer (gets REALLY hot here in the summer) and the a/c would run but wasn't putting out really cold air. 

I'm sure it's weather related.

However, many investors use this as a time to acquire properties, in preparation for the Spring market, which officially/unofficially starts the weekend after the Super Bowl, assuming the weather cooperates.
