You can then choose to walk away if the numbers don't work.Also, you should request/receive thorough disclosures from the seller/ seller's agent that also notes areas that need repair, or items that were recently replaced (i.e. water heater was replaced last month, etc.).

Before you know it, you'll be testing the paint for lead, the water for arsenic, the air for mold spores, pulling up the subfloor to determine the radon seepage, raking the yard looking for poisonous snakes and camped out with a flashlight and a machete in the yard in the dead of night warding off the threat of a zombie apocalypse while they chat up your other tenants into a class action suit to address your "negligence."

I have guys who can finish the building after its framed but the cost of foundation, framing, paving, water and sewer lines cost a fortune..To me it doesn't make sense if it's not high-end A class..

Another reason to deny them the claim is any mold or other issues the water caused.
