But I'm also not including the potential $100/month income from the parking for that unit (a rate which people would kill to get in that neighborhood), so the $150/month vacancy expense is a bit of a wash if the space becomes available by my moving out.

If, and again I will say that these transactions have a much higher chance of a title issue, an issue arises the Attorney in Vermont is going to wash his hands of the deal because you will sign an addendum indemnifying them as they do not represent you in the transactionFor $100, you would at least have a title policy and a way to address the problem if it arises.

I only have tenants be responsible for changing light bulbs, batteries, changing furnace filters (while realizing the probably aren't), changing the lint sock from the washing machine, mowing and trimming shrubs and snow removal.

White on white would need a different floor coloring so it doesn't wash out the kitchen, but a nice grey or even a soft color (think country blue or sage green) would add a special touch.
