You make a valid point.

All liens, mortgages, easements and other property rights are recorded on title and removed when no longer valid. 

The stock market bottomed in March '09, and real estate bottomed in 2011. the system is too complex to detail here, but the basic principle that economic impacts take time to move through the economy is valid.

In Texas all valid offers have to be in writing, so verbal offers are more like fishing....you might catch something you might not.   

Your LEASE should address what is considered valid written notice.
