It looks like I might be facing eviction of 2 tenants right off the bat, which would drop occupancy down to 33%, at which point it would flow cash-negative.The units are completely renovated with all new appliances and HVAC equipment, and fully occupied the property has a healthy CAP rate, so this would be a great deal with some redirection.

I expect that furnishing and equipping 5 living rooms, 5 kitchens, 9 bedrooms, and 7 bathrooms, all at one go, will be a challenge.

I like the work and have experience, equipment and a network of folks who do that kind of work.Maybe I can meet someone like that on June 6!

It has been profitable and growing since day one and has very little need for working capital loans, equipment loans, etc.  

The ski areas west of Denver have been breaking out the snow-making equipment.

Absolutely...plumbing, A/C-Heat, refrigeration, all the equipment for cooking...that's all on you. 

It is probably a good idea to put on your tusslin' clothes and crawl around in the dirt under the house and inspect the connections to the water, sewer/septic, electric, and gas/propane (if equipped). 

But what's new is 1) my housing vending machine approach 2) the international reach 3) the ability to sync calendars and book out 6 months solid 4) no collection issues  etc  

Honestly, at this time I prefer to NOT own my own laundry in order to minimize my involvement with it.Is there a consensus "best" place to lease laundry equipment?

I did a flip there, and made lousy money, and the meth-heads stole a bunch of tools and equipment from me.
