Buyer understands and agrees that, so long as Seller has fully complied with Seller’sobligations under this Contract, any act or omission outside of the control of Seller, whether intentional or not, that prevents Buyer from satisfying the Balance Due at Closing shall constitute a material breach of this Contract by Buyer. 

If it’s a casino, I think you’d mostly get wknd & holiday traffic so doubtful you’d exceed 180 rental days in a yr.

Not to mention the new rent control laws they passed that makes it harder now to evict a bad tenant.

I prefer to have less controls placed on my business by my brokerage and more freedoms to pick and choose. 

Investing in the stock market is pretty risky when you think about the fact that you have very little control over how well the stock does.

The small businesses downtown thrive on foot traffic.  

Even if it's just a stepping stone for one to have better control of their own personal finances in order to get out of debt or save up money for a more traditional home.

Granted the events were out of my control, and I could not change the actions of other people, but nevertheless one thing after another financially ruined me. 

Like it's not in the worst area but few blocks down the road there is greyhound bus terminal and some unwarranted foot traffic.
