I'd add that an architect should be able to have an advantage....knowing what remodels costs, being able to have a vision for improving a property to add value.Firstly, on Scenario3, when you sell your primary residence (if you've lived in it for 2 years of the last 5 years; sounds like you did), then up to $500,000 of the gain, upon sale, is forgiven by the IRS (non-taxable gain).

Our first flip is under contract but now the buyer is coming back with wanting other things done or credits...we pretty much remodeled the whole house including a new roof and a new furnace, new stainless appliances and we priced it slightly below market to move it and we did in 2 days with a multiple offer situation.
