Microbiral growth, no big deal just clean it with bleach.5) Low water pressure bathrooms - Again...this goes back to getting a proper Well Yield test. 6) Wires w/o conduits, hard to say without seeing it. 7) Outlets w/o grounds....to be expected in certain aged homes and can easily be identified visually without an inspector in most cases.8) Fogging windows - obviously can be seen visually, no inspector needed to tell this.

That “rule” doesn’t mean anything since it doesn’t consider property taxes, property age, insurance, weather related expenses, exterior maintenance, landscaping, etc, which vary widely based on property location. 

Square footage within 10%, lot size within 10%, similar amount of beds and baths, location, similar age, construction, and finish. 

@Ola Dantis  The OP  said " the youngest who is about 12 Years old loves to run around and bounce a ball off the hardwood floors"   I believe at that age there is a line to draw because if you don't well next time where does it go.?  

I'd consider the age of the property.

I really want to utilize this season of no kids, large savings, young age to set myself apart now and make the right moves early starting with what i do with my 1st home that i HAVE to sell or rent soon.
