I do plumbing inspections on the way in, along with full home inspections, and sometimes we do a pre-sale home inspection on the way out before the sale and we offer that as part of the listing package.

If you want an in-depth view I would:- Research government statistics (population growth, median prices, appreciation, etc)- Qualitative research- Go to meetups, talk to investors (you won't find it hard to find someone investing out of state in OH)- Use softwares like rentometer, Vestmap, etc that's what I always say.

I like it and the numbers look decent.Pro Forma is 7.21% and CoC ROI is 10.04%.However one of the tenants is late for rent ($1,000 in late fees this year), a smoker and their unit is hard to even be in.
