As long as those two criteria can be met and you can generate rental income in such a way as to make a substantial match with the safe harbor in 2008-16 there is no reason why you can't enjoy the favorable financing of 2nd home along with a 1031 - that is if the dti can be achieved.

See if you can find something nearby that isn't almost 400 sqft larger, that's a pretty substantial difference for most places.I would caution you on the plan with renting out to your parents.

Since he is not representing the buyer, he does not need to operate in the buyer's best interest.Now, if the buyer were to enter into a agency relationship with the broker, then the broker would (legally) owe the buyer more than just being truthful; he would be legally obligated to put his client's (buyer) interest ahead of all else.Problem being, that to represent the buyer he would have to get acknowledgement from the note seller of this role reversal, and would obviously lose substantial credibility with the note seller.Some players in the business, such as ourselves, have created a structure in which the investor's invest as members of an LLC, with the LLC holding title to the note.

@Riley GilsonTech has definitely influenced real estate more in the last few years, especially has the startup community has returned from the 90s tech bubble crash.Because the term real-estate is overtly focused on primary residence sales, there still is a great deal left to do on the commercial and investor side of the table.Technology markets tend to reflect the age of their consumers.

You do have to be careful as I have had some realtors do something similar by using properties in a comp (whether in error or deliberately) that had the effect of skewing and inflating the value substantially.
