I am also trying to shift from owning single family homes to multi family and looking to partner and also work together, either as GP or LP on deals in cities/neighborhoods that are booming.

The job of deal #1 is to road test my team and systems, since those are hard to do in the abstract, and streamline operations for growth later on.

Probably not a great place to get investment advice or even take the temperature of the market.In Cleveland we are still seeing good results in downtown which is underserved by overpriced hotels, but we are also shifting our focus to "drive-to" vacation-y spots within an hour or so of the city, and unique stays. 

I think opportunity is definitely out there and buyer negotiation may be shifting in our favor some.
