If they refuse spit in their coffee when they are not watching and take a picture of that green brown yellow loogie floating in their coffee, and when they finished drinking it, ask for their number, then run away and once you are in your car send them a pic (or video even better) of that monster loogie and them drinking and chewing on that fat slimy loogie and then say in the text, if you only had given me their info.

She was a good tenant so I let her slide.  8 mo later she got a great job and her fat tax check and she was caught up in 3 months.The other side of the coin is the mouthy tenant you hate that can't pay cause they spent their rent money going to vegas for his/her birthday even though they don't have a pot to piss in.
