My partner and I just started, created the LLC, got all the documents, and have begun introductions with lenders across the market.

They would need to sign a document for the termination of the town home lease and starting up of the new lease for the other property. 

Limited appreciation, old housing stock in need of major capex, population decline in many markets...Can you pick a market that's a couple hours away so the price point is lower, but you can be in-person and hands-on?
