If anything, a recession will push more loans into default and make more product available.

But as noted by several others there are much better products out there.

The lesson in all of this - "the customer is always right, unless it is productive for them to be wrong".Obviously tenants aren't customers, and they don't leave reviews that can kill your future business.

Aside from the temporary shut down for hospitality type workers, Trade Shows are closed, manufacturing is on hold, products cant get sold etc.

Sure, the Federally backed products come with higher inspection criteria so you can't buy the crappiest property out there, but its a way to get started.I don't know your market at all, but perhaps you should get a single family or multi-family as a long term rental.
