That's just my experience.Now, I invest nationally, in growth markets.I invest in economies of scale: Apartment buildings, instead of small multifamily or single family homes.I also help others do the same, by bringing co-investors in for these big deals.Anyone else out there who's also a residential Realtor, but invests in multifamily real estate?

@Neel Patel - I doubt you can get $1600 for the larger unit; for $1600, the tenant could rent a fully rehabbed single family home in a nice area of Huntsville or even Madison proper; the other rent amounts are probably feasible, although again, $1100+ can net a decent SFH rental.
