As to your question about TCJA, if the properties were purchased before  that point, they are not eligible for 100% bonus depreciation.

To answer your second question, with the current 100% bonus depreciation rules, the best asset classes that can get the most 1st year bonus depreciation are: RV parks, Golf courses, MHP (with all tenant owned homes).

I think you should sign up with Experian as well because they will help you keep in line with the best type of credit to have to get your score up.Just disipline yourself while doing this and you'll build a good credit score to get you started.
