While looking for these homes, I ran across an agent who’s client is looking to sell off 12 rental properties in the area all around 50K range or so with work required on some.

These are great programs for first time buyers to help break the cycle of renting, many of my clients have used these and I even did as well (different program but through IHDA).

Several of my clients focus in those areas because Dallas has gotten too pricey.

@Jazz Jacobs Mike is correct most attorneys will give a free consult the first time you meet because they want a new client.

Having said that, I have had many buyer clients that receive money from non-US persons for down payments, to show post close liquidity, or to pay all-cash for real estate.

My main lease prohibits washer/dryers in the units unless we give written permission (which would be the addendum).Here's what mine looks like:THIS ADDENDUM IS HEREBY MADE A PART OF THAT CERTAIN LEASE AGREEMENT EXECUTED ON _______________ BETWEEN _______________________ (“Tenant”) AND ______________________ (“Landlord”) Rental Unit Address:This agreement serves as consent from the Landlord to permit Tenant(s) to attach and use a clothes washer and/or dryer within the aforementioned rental unit under the following conditions:Any damage to the Premises caused by water originating from the washer and/or its connecting hoses will repaired by the Landlord at the undersigned Tenant(s) expense.Tenant agrees to regularly maintain and clean lint/debris from the dryer unit itself as well as attached ducting.

@Edward Mahoney  You're correct that FHA is owner occupied and as memory serves me, it's supposed to be at least 12 months unless there's some verifiable reason like a job transfer.Don't fake the owner occupancy bit.
