I did do market research, but it was hard to compare as most of the apartments were much larger in living space, had a tiny backyard/patio, and did not have a personal driveway with a security gate.

People in this space tend to gather at commercial real estate syndication events and in those groups.

Maybe you could find a true 4-plex with enough space for you and yours and get three more tenants in the process.

Or when they smoke in their apartment (a lease violation) and it permeates throughout the building into the other units.In order for me to provide a safe and well-maintained space for people to live, I must sometimes use power tools to accomplish that.

So far, I have come up with the following ideas:- airbnb- bed and breakfast- car storage- boat storage - trailer/motor home storage- shared workspace/office space rental- general long-term storageDoes anyone have any other suggestions?  

Many homes there are set up with “Ohana” units and converted garages to living spaces so it’s pretty easy to find a good house hack home.

This space overlooks a big field in a park, has great walking paths, and is close to our major Freeway.

We have some extra space in the back of our property and have considered doing something like that.

@Dean Salasnek I've seen a lot of investors turn to the AirBNB space to maximize on CoC.

In my eyes it is not an increase since I am adding an extra 160sq ft of living space to the 2bd/1ba but this CA rent control does not really cover this situation.Anyone been in a similar situation recently?
