I’m factoring about $.50 per foot of interior floor space which equals $616.

I wanted to run a scenario past those in the community to see what general consensus is.I currently have 7 residential rental properties (4 duplexes, 3 single family) and a 14,000 sq foot industrial building (owned with partners for our HVAC business). 

My initial thought process is to try to find comps in my area that have recently sold and look at their price per square foot price.

Is price per square foot affected when commercial property has tenants with long good standing history and selling both townhome units in a single dwelling?

I am looking at a simple 980 square foot open floor plan with a loft.I would hire out the foundation, the plumbing, heat, electric panel, and roof. 

@Donte Jones I know of a few builders in my local area south of Atlanta but I'm not sure of anyone that works with properties at that square foot range.

That will get you started on the right foot.

If you can’t find properties with similar specs, look at the price per square foot for the houses sold in that area.

The price per square foot is better and the property taxes are much lower.
