Some of these gurus are geniuses...and I say that with all sincerity.And it is neat to watch the young usurpers begin to displace some of the older, established gurus.A few of the guys who pioneered things like "Virtual Wholesaling" or "Probate Sales" are rapidly becoming irrelevant.Their gimmicks seem so....passe', when compared to the tactics being used by the young, good-looking and charismatic guys who have all the chops.The other day, while visiting Youtube, I stumbled upon a video featuring an old guy doing a plug for one of the other, younger guys.

It just rotates and purchase money can be out on two at a time if one is rapidly refied.

To find acreage you can:Pick up a paper and scan the classifieds, orDrive around.Search online sites like ebay or craiglist (filter as you search)Even realtor.com can search land for you in almost any area.Picking up some brochures from a realty office works too.

I suggest you take a look at Jacksonville, FL, as you can get better cash flow there than most places in Florida, and the area is growing rapidly with a lot of appreciation potential over the next few years.

I always scan Craiglist when looking for used appliances for my rental units.

And are you concerned with how quickly the unit(s) can be rented in such a small town?

It's already fenced, on a busy thoroughfare, in a rapidly growing area.Just wondering if others have done this, and if so, what kind of things do I need to be aware of?

I also asked Lender A for a rapid rescore and they just blew it off... telling me that paying my credit cards would "hurt" my score... never knew that lowering DTI was ever bad.
