The GC we are thinking of going through has done a few properties in 2020 with CC permitting and he mentioned it's not too painful just takes time.

@Brandon Pain Farrukah is right a HML is totally a fine way to go in this situation.

A couple things can cause some pain.  1.

Flood zone- dealing with flood insurance has been the biggest pain.

The smallest ones have limited online and mobile capabilities, which can be a pain, but most are catching up.

In the last few months, I got my real estate license and I even closed on 3 properties in Jacksonville, FL, and have been going through some growing pains with being a landlord.

Man all I can remember thinking is "why would I pay 1000 bucks a month and get nothing back when I could buy a house and pay down some equity" Looking back 15 years ago its painful to realize how much I missed out on in the years since 2008. 

It is actually painfully easy to make money in this industry, but you have to be a problem solver who has thick skin and is willing to get her hands dirty and grind to make it work.I look forward to seeing your first post in the "success stories" section in a few years.

OK, enough dissing of your home market, but I would really like to understand the psychology of overpaying for multifamily, as I sure see a lot of it going on nationwide.
