With all the capital raised over this past market cycle, it seems as if investors forgot real estate was a business and you had to manage it.

The wrap is a nullity to the business of the lender.

In this case, they either have to make money elsewhere (hoping you have an old property that needs a lot of repairs) or they are going out of business. 

I have been guilty of working in my business not working in the business and it has created unnecessary situations.

I'm so use to being involved in the day-to-day business of the property management side of things so I'm struggling to understand how much the new property manager should be communicating with me and how often.As an example, I had a tenant break a garage door recently (drove into the door on accident).

Do you have a business ID at all?

Switching software's really sucks, especially if you are busy and growing.Then there are some more robust software's out there like Rent Manager, but you really need to know how to use it.

Can someone share how they've structured private money for BRRRRs?

I have a choice to make on which lender to go with on my rental property refinance, however as I research each lender, I cannot find adequate information about their actual business practices.
