@Danielle Champagne how to beat the fear and just go for it?

More New-Home Supply: The lack of supply and the fear of not being able to find something to buy keeps many existing homeowners from selling.

Don't fear vacancy loss, it provides an opportunity to get someone in at the market rate.

We where one of the few that was selling during this period due to the fear of allowing other into our home during quarantine.

Unfortunately, in many markets, available data (comparable sales, etc) is not always prevalent or relevant and then the appraisal becomes more art than science.

My only fear is the owner may not have the leases but the tenants do and they are nothing like what you thought they were. heck its just 4 tenants.

Also, all this inflation and stretching of the average family budgets is going to cause fear - especially once people are paying outrageous natural gas bills in order to heat their home over the winter - and that will lean toward the momentum of price lowering in my market, no doubt. 

Fear is a real bugger. 

Should I fear that the tenants may "squat" if I do not get a new lease/estoppel?

I am looking at all the usual suspects (Denver, SLC,Boise) but fear they are beyond reason/price at this point.
