nothing on the west coast as title is usually pretty clean in these parts.. but I was trying to quiet title a lot in Charelston that was bought at tax sale and I gave up after 3 years and 5k  LOL..

Having just bought my personal residence, I am aware that the market is pretty hot in some areas.

I’m really looking at this as a way to eventually bridge my career out of health care and into real estate investment and to begin to build a future for myself and my family as I just don’t see it happening punching a clock day in and day out.

Rental calculator seems to suggest this is a good deal according to 1% rule ( not quite 2% but looks pretty good to me already ), the rent estimate was a guess from a near by rental ( there aren't many rentals in Beavercreek somehow ).Above average SD , all three schools are rated 7 ( not sure if this is considered as B, B+ area ).Obviously the numbers would only make sense when the estimate rent can be archived, so my questions for Dayton / Beavercreek BPer - Does Beavercreek have high rental demands ?

I would imagine you would want to be pretty selective in adding a roommate as you are married and already an adult...

Todays software makes it pretty easy to do a good job until things get really complicated

Pretty straight forward you have damage "inside" the walls and you have insurance.  

It seams like an area that is starting to improve and is pretty close to the Grosse Pointe areas which are pretty nice and pricey here.The asking price on the property is $46,900.
