I can find quality people to do what rehab needs to be done, but finding the right properties, keeping a stream of investment options coming, and negotiating the deals is harder to train in my opinion.

There seems to be a discrepancy in the market with the amount of available single story housing options for those who might have a hard time geting around.

I will have to look closer at other collection options for my next rental.

I also considered Safely, but they're pricing becomes very expensive for MTRs So is Waivo more of an aircover-like insurance options rather than property insurance?

It does not seem house hacking is possible in this market without renting out spare bed rooms (which is not an option).

And Yes, the seller has the same powers as the bank (to foreclose) on the buyer if they miss their payments... again all this is standard stuff that's written into the purchase sale agreement & promissory note with the seller. 

My realtor is also exploring options with their legal team, but extra insight is always appreciated.
