It may be worth buying something that cash flows first so you can get some experience before jumping right into a rehab, unless you're comfortable with that.In regards to purchasing in other states I'm in Los Angeles, and pretty active in several markets outside of California.

San Diego is a expensive area to buy but I was able to get a duplex in Los Angeles last year with as little as $20K down so I feel you can find something similar in your area.

Totally agree we need a more streamlines process from CoA, but Austin is light years ahead of Los Angeles, NYC and other big cities, and hopefully we will stay ahead of the curve.
