although it goes against logic, the high commission is because of the high demand. the same situation exists in Boston, agents have to know their commission will be worth the amount of work they invest with a client. and like new york, with a majority of buyers being wealthy you can establish a high going-rate because you won't lose business. sorry if I didn't explain that all to well, hope that helps!

I am not suggesting doing this for the roof but two ways to convert insoluble iron oxide( rust ) to a soluble form that is removed with a water rinse is to use either oxalic acid ( 5% solution on the rust for about 30 minutes( can wet towels so it adheres and does not run off) in water or a commercial product called "Iron Out" which is sodium hydrosulfide I think.

I send out between 5k-7k letters a month..I have a bulk mailing permit from USPS..So it cost me roughly $300 per 1000 letters mailed...I print my own letters ( not yellow letters) I use simple white copy paper.

I will be printing the letters myself and have the font looking real good on yellow lined paper.
