Taxes unfortunately go with the house/property not typically with the owner.Normally when you are closing transactions at a title company, they will help you clean up any outstanding tax issues.

Let's say you have a 3+ year relationship with a customer with $1M+ in loans outstanding and they've never missed a payment. 

.  I Imagine much of the vacancy risk is helped by a great property manager who finds quality tenants?

If not, does anyone have advice on how to find a quality CPA?

Found a great, high-quality tenant paying top-of-the-market rent.We moved from Iowa in 1998 and our first AZ house was in Chandler and we still have strong ties!

Unfortunately, reputable, quality contractors are hard to come by and likely won't be found on any public forum like this one.
