On a last note, municipal liens is just a small piece if the overall puzzle and really one of the easier aspects of the process. 

My one piece of advice isn't so much about REI as life .

They can each hold a piece " undivided interest" and fund the same first mortgage according to what percent of each of their funds contributes towards the total of the loan.

Understanding how to put your pieces together...which ones go with which market, and which property in that market.

The sale - A 1031 starts with the sale of a piece of investment real estate.  

In this case the lagoon is pretty far removed from the park on a separate piece of land.  

I also use a Dremel to do intricate cuts or sanding down to increase space in complicated areas.No glue or nailing required.Interlocking pieces just snap together.Typically cheaper than hard wood or bamboo.  

I know of a couple people who picked up odd land parcels that had some value but most of the things I've seen are strange little pieces of land that have little value and no practical use. 

To say I am an anal control freak and keep every piece of paper, is an understatement.
