Just trying to understand you, and answer your question w/o trying to type out more of a lecture than I normally do here on BP.Oh, I'd start with the municpality's website to look for their zoning ordnances.

To me it would only make sense to keep your current property if you believe there will be more price appreciation on this property than another one you could buy with more cash flow, but that's a gamble.

Well, there is a lot to consider besides just the normal cash flow and ROI. 

Seller wants to sell the LLC to end buyer instead of having a normal close on the properties.

They're normally really good resources for what you're trying to accomplish. 

Normally I wouldn't second guess passing along charges like this.
