After reading the House Hacking Strategy, I’m looking to make the plunge into my first house hack.I’ve been searching Lakewood, Ohio City, Shaker, and Cleveland Heights since March 2022 and have come up short on a couple offers.I’m likely in the FHA loan boat and willing to do informational only inspections (not entirely waive them).Any tips / advise for putting forth compelling offers in this low inventory environment?

I think it was in March, but I googled the price yesterday and it's pretty consistent from several large online sellers.

Scott's book gives some decent cost estimates, but labor and materials are all over the place right now (i.e. we finished a gut rehab in March, and our current rehab is now coming in anywhere from same to 50% more for various quotes for similar scope of work).  

From starting in March 2022 we have been grossing each month $2500-$3000 for the 2 bedrooms and $2000 for the 1 bedroom unit.
